The sections are sold by Set Date Sale. There are no fixed prices, but as a guide, pricing starts from $539,000 plus GST (if any).

No. The price is fixed in your agreement. The only exception is a minor adjustment if the final surveyed land area changes by more than 5% from the plan.

The settlement date is five working days after the new Record of Title for your section has been issued. For Stage 8, this is likely to be in the third or fourth quarter of 2026.

Yes, this is possible, but you must get the developer's prior written consent before you can on-sell or publicly advertise the section.

While we cannot provide a guaranteed valuation, we can look at recent sales of similar established homes in the immediate area for guidance. Based on REINZ data from the last two years, comparable properties have sold in the range of $1.39 million to $1.76 million.

  • Building Enhancement Covenant: Your design must comply with the rules set out in the Building Enhancement Covenant, which will be registered on your property's title. This document contains the specific requirements regarding materials, size, fencing, and construction timelines.
  • Approval Process: The Compliance Review Panel will review your submission to ensure it meets the standards of the covenant. This process is designed to ensure all homes in Babich Rise contribute to a cohesive and high-quality neighbourhood.

Financial Details

Your deposit is held securely in the interest-bearing trust account of the developer's solicitor, Alexander Dorrington Limited. Funds in a solicitor's trust account are protected by the New Zealand Lawyers' Fidelity Fund for up to $100,000.

If the sale settles successfully, the developer receives the net interest earned. If the sale is cancelled for a reason that is not your fault, you receive a full refund of your deposit plus all the net interest it has earned.
